295 Whitehall Street, Yarraville

Historic Landmark Restoration

Preparing a heritage-listed building for its next life.

Nestled near to the junction of Whitehall and Lyell Streets, 295 Whitehall Street was once home to the principal engineering workshop of the former Mt Lyell operation. After the company’s closure, however, the heritage-listed building fell into a state of disrepair, that is, until SIDA Constructions engaged Avello to bring it back to life.

The Project

The old Mt Lyell site consists of three buildings of historical and architectural significance. To prepare the site for restoration works, SIDA Constructions engaged Avello to carry out the following:

  • Remove the old paint coatings from external brickwork
  • Professionally moss-proof the roof
  • Prepare and paint all internal and external surfaces, including steelwork.

Challenges to Suburban Projects

The aim of heritage conservation is to ensure that the cultural significance of historical items is maintained over time. In acknowledgement of the heritage significance of the listed building involved in this project, Avello approached the task of cleaning and repainting 295 Whitehall Street with extra care and attention.

Avello’s Bespoke Solution

When Avello first inspected the site, the building was in a state of disrepair. Tasked with the job of upgrading the structure in line with heritage principles, Avello set out to make the building functional once again. To achieve this goal, the following approach was taken:

  • The building was first thoroughly pressure-cleaned with high and low pressure water.
  • All old paint, where it remained, was removed.
  • Steel work and surfaces that had been stripped of old paint were professionally cleaned.
  • All surfaces were artfully repainted.

The Outcome

As a result of Avello’s expert project management, 295 Whitehall Street was readied for its rebirth as a usable structure. Proving that a methodical approach is key to the mindful revival of heritage-listed structures.

The shared vision for the project was to return a heritage-listed gem to its former functional glory, a dream that was delivered by Avello to benefit their client and the entire community—a neighborhood that can now watch on as the historical structure embraces a new lease on life.
